PropXpert uses a mix of public and licensed datasets. This page is the site-level reference for where those datasets come from, how they are used, and which attribution statements need to be shown.
HM Land Registry Price Paid Data
Use: Residential sale-price history and area-level transaction summaries.
Licence: Released under the Open Government Licence v3.0, subject to the source terms published by HM Land Registry.
Notes: Registration-based data can lag the actual sale date, and excluded transaction types do not appear in the dataset.
Energy Performance of Buildings data
Use: EPC ratings and stock-level energy-efficiency summaries.
Licence: Government publications and statistical releases are published under the Open Government Licence v3.0 except where otherwise stated.
Notes: EPC data describes lodged certificates, not every property in the housing stock.
Environment Agency flood datasets
Use: Flood-zone and historic-flood context where those layers are used in the product.
Licence: Environment Agency dataset pages publish attribution statements and licence information for each layer.
Notes: Flood layers describe areas of land and planning context; they are not a guarantee of individual property outcomes.
Planning Data platform and related planning datasets
Use: Planning constraints, application activity and related planning context.
Licence: Planning Data content is generally published under the Open Government Licence v3.0 unless otherwise stated.
Notes: Coverage depends on the underlying dataset and the publishing authority.
Office for National Statistics postcode products
Use: Postcode-to-geography relationships and related lookup joins.
Licence: ONS postcode products are published under the Open Government Licence, with required ONS, OS and Royal Mail attribution where applicable.
Notes: Required copyright statements depend on the product and whether postcode-derived data is reproduced.
OS Open UPRN and OS OpenData
Use: UPRN-linked address references and other location joins.
Licence: OS OpenData products are available under the Open Government Licence, subject to OS attribution requirements.
Notes: Some map or postcode products bring in additional attribution requirements alongside the base OS notice.
GeoLytix postal boundary products
Use: Postal boundary geometry and derived area presentation.
Licence: These layers carry their own copyright and database-right notices in addition to related OS, Royal Mail and National Statistics notices.
Notes: Where GeoLytix-derived boundaries are used, the required notices are reproduced below.
