Data & sources — common questions

What data sources does PropXpert use?
PropXpert is built on public UK datasets: HM Land Registry Price Paid (sold prices), Energy Performance of Buildings Certificates, ONS Census 2021 and small-area income, ONS/OS postcode and address products, Police.uk crime, Ofcom broadband, Defra air quality, DfE schools and Ofsted, and the Environment Agency Flood Map for Planning. Each is listed above with its coverage.
How current is the data?
Datasets refresh roughly monthly, on the schedules the source bodies publish. Each area page shows the date it was last refreshed, so you can see how recent the figures are.
Can I cite or reuse PropXpert figures?
The underlying figures come from open data, most of it under the Open Government Licence v3.0, so you may cite the numbers with attribution to the original source (and a link back to the relevant PropXpert page is appreciated). The required attribution notices are listed above.
Why is some data behind sign-in?
Public area pages carry prices, EPC, transport and housing stock. Deeper layers — demographics, household income, crime, broadband, flood and air quality, plus the full per-sector reports — sit behind a free magic-link account, which helps manage bulk access to the more detailed pages.
Does PropXpert cover the whole UK?
No — England and Wales only. Some source datasets are published for Great Britain or the UK, but PropXpert’s area pages are scoped to England and Wales.
